MEET NICK

Nicholas Athanail, Esq. | Licensed Associate Real Estate Broker

Nick Athanail has been advising clients in New York real estate since 2002. Over that time, he has built a reputation for clear guidance, careful negotiation, and steady execution through complex transactions. He is a repeat Broker of the Month and a long standing member of Corcoran’s Multi Million Dollar Club and has been recognized as Corcoran’s Salesperson of the Year for the last three years in a row.

Before real estate, Nick spent more than a decade practicing transactional law at leading New York firms after graduating from Manhattanville College as valedictorian and earning his law degree from New York University School of Law. That legal background continues to shape how he approaches deals today. He reads structure carefully, anticipates risk, and protects his clients’ position from the start.

As a lifelong New Yorker and property owner in Manhattan, he brings practical experience to every conversation. He understands how buildings operate, how boards think, and how decisions get made across the city’s housing landscape.

His work also extends beyond individual transactions. Nick is an Associate Board Member of the Madison Square Park Conservancy, a Director of the Flatiron/NoMad BID, and he has been president of his condominium board since 1998. That level of involvement reflects how closely he stays connected to the neighborhoods where his clients buy and sell.

MEET SPENCER

SPENCER H. CUTLER | LICENSED ASSOCIATE REAL ESTATE BROKER

Spencer Cutler is the analytical backbone of the AREA approach. He studies the data closely, tracks how buyers and markets actually behave, and uses that insight to position properties with clarity and intention in Manhattan’s luxury market.

Working alongside Nick Athanail, Spencer helps deliver a combination of financial discipline and legal precision that supports thoughtful decision making and careful execution at every stage of the transaction. The focus is consistent throughout. Protect the asset. Position it correctly. Execute with care and intention. Properties they have represented have sold 3.7 times faster than market averages and for an average of 8.68% more. That comes from disciplined pricing, strong positioning, and knowing where real demand exists.

A graduate of Miami University’s Farmer School of Business with a background in finance, Spencer spent more than a decade at The Corcoran Group working across the city’s highest level transactions. The results speak for themselves.

His experience spans both luxury resales and major new development sellouts, where he has helped establish pricing records in some of Manhattan’s most important buildings. He understands how to bring qualified buyers forward at the right moment and how to guide complex transactions through to completion.
